RENTAL CONDITIONS:
1) Promise to lease conditional on a credit check, proof of employment and references to the satisfaction of the owner; 2) Deposit of the first month's rent + applicable taxes in addition to the security deposit equivalent to one month's rent will be given at the signing of the lease; 3) The tenant must provide proof of insurance/civil liability (2M) before handing over the keys; 4) Minimum lease of 12 months, no short term rental, no subletting; 5) Non-smoking unit, no cultivation of cannabis plants; 6) No pets allowed by the owner; 7) In the event that a key/fob is lost, the tenant will have to pay the costs required to change/replace the locks/fob; 8)Any changes or modifications, of any kind, on any surface of the premises (rooms, walls or floors), cannot be undertaken without prior written consent of the lessor; 9) The tenant and his/her guests undertake to respect the rules of the co-ownership/building regulations and will be responsible for paying for any violations charged to the owner during the lease; 10) The tenant agrees to pay the moving costs invoiced by the co-ownership; 11) The tenant agrees that the condo will be well maintained, returned clean and in the same condition as delivered (except for normal wear and tear). The security deposit will be returned to the tenant after a satisfactory inspection at the end of the lease. All or part of the security deposit may be retained to pay for damages caused by the Tenant.
