The initial term of the lease shall be for a maximum of three years.
Applicants to do their own verification with the Ville de Montreal to determine whether their project fits the local zoning and bylaws. Ideally the sublessee project will be a fit with the health and wellness activities already taking place at Naada Yoga. Light retail, healthy snacks, tea coffee, books, fitness gear, a community activity space or reading,lectures or small conference, an art therapy space or gallery could all be good fits.
A sublease agreement will require the authorization of the building Lessor, who has proven reasonable in past dealings. To facilitate the integration of the sublessee, Naada Yoga may be open to setting up an informal co-management and revenue sharing agreement that offers administration and management services in lieu of a fixed rent.
Sublessee may close the hallway between the Naada entrance hall and the tearoom if so desired. All work shall be at sublessee's expense and must be approved by Naada Yoga and the building lessor.
Sublessee and their clients will have access to 2 ground floor bathrooms located in the main portion of Naada Yoga.
Sublessee will obtain and maintain throughout the rental period, appropriate liability insurance naming Naada Yoga as additional insured. Such insurance is a condition of the lease and proof thereof must be provided to the Lessors prior to occupation.
