RENTAL CONDITIONS:

1) Any rental offer is conditional upon a satisfactory credit check, proof of employment, and references to the LESSOR's satisfaction. If the LESSOR is not satisfied with the results, they may cancel the rental promise by notifying the LESSEE in writing within 4 days of receiving the documents. If no notice is given within this period, the condition will be deemed waived. 2) Payment for the first month's rent plus applicable taxes shall be made via Interac e-transfer to Royal Lepage Urbain upon signing the lease. The taxes will be deducted from the second month's rent. 3) The LESSEE must provide proof of tenant/liability insurance (minimum coverage of $2,000,000) before receiving the keys and must maintain it for the entire duration of the lease. 4) No short-term rentals or subleasing permitted. 5) Non-smoking unit (including tobacco and cannabis); no cannabis cultivation allowed. 6) Pets must be approved by the LESSOR. 7) In the event that a key or access fob is lost, the LESSEE shall bear the cost of changing/replacing the locks or fob. 8) Any change or modification of any kind (painting, blinds, curtains, decorative elements, or otherwise) to any surface of the premises (rooms, walls, or floors) cannot be made without the LESSOR's prior written consent. 9) The LESSEE agrees to return the property in the same condition as it was upon occupancy. 10) The LESSEE agrees to comply with all condominium bylaws. Any infractions committed by the LESSEE or their

guests are the sole responsibility of the LESSEE. Any related fees or fines, if applicable, shall also be borne exclusively by the LESSEE. 11) The LESSEE agrees to pay all moving-in/out fees charged by the condominium. These fees must be paid to the LESSOR before receiving the keys. Any damages to the property will be at the LESSEE's expense. At the end of the lease, the LESSEE agrees to inform the LESSOR of the date and time of their move at least 21 days in advance. 12) In the event of any issue (water damage, plumbing problem, broken window, fire, etc.), the LESSEE must notify the LESSOR immediately. 13) All co-lessees shall be jointly and severally responsible for payment of the rent.
