RENTAL CONDITIONS: 1) Promise to lease conditional on a credit check, proof of employment and references to the satisfaction of the LESSOR. 2) Deposit of the first month's rent in addition to the security deposit equivalent to one month's rent will be payable to 'ROYAL LEPAGE URBAIN' in trust at the signing of the lease; 3) The LESSEE must provide proof of insurance/civil liability (2M) before the keys are handed over; 4) Minimum lease of 12 months, no short term rental, no subletting; 5) Non-smoking unit (tobacco and cannabis), no cultivation of cannabis plants; 6) Pets to be approved by the owner; 7) In the event that a key is lost, the LESSEE will have to pay the costs required to change/replace the locks; 8)Any changes or modifications, of any kind, on any surface of the premises (rooms, walls or floors), cannot be undertaken without prior written consent of the LESSOR 9) The tenant agrees that the house will be well maintained, returned clean and in the same condition as delivered (except for normal wear and tear). The security deposit will be returned to the tenant after a satisfactory inspection that shall take place in the 30 days before the end of the lease. All or part of the security deposit may be retained to pay for damages caused by the Tenant. 10) The tenant agrees to provide regular maintenance of the pool and spa and assume the costs associated with their maintenance.
