RENTAL CONDITIONS: 1. The first month's rent is payable by Interac e-Transfer upon signing the lease. 2. The tenants must provide proof of tenant insurance, including $2 million in liability coverage, prior to receiving the keys and must maintain this insurance for the entire lease term. 3. No short-term rentals or subletting are permitted. 4. The unit is non-smoking (including tobacco and cannabis), and the cultivation of cannabis plants is prohibited. 5. No pets allowed 6. If a key is lost, the tenants will be responsible for all costs associated with replacing the key and, if necessary, changing the lock. 7. No alterations or modifications of any kind (including painting, blinds, curtains, decorative elements, or any other changes) to any part of the premises (walls, floors, rooms, or other surfaces) may be made without the landlord's prior written consent. 8. The tenants agree to return the unit in the same condition as when they took possession, subject to normal wear and tear. 9. The tenants agree to comply with all condominium rules and regulations. Any violations committed by the tenants or their guests shall be the sole responsibility of the tenants. Any related fines or charges, if applicable, shall also be the sole responsibility of the tenants. 10. The tenants agree to pay any move-in and move-out fees charged by the condominium corporation, if applicable.

These fees must be paid to the owner prior to the delivery of the keys. The tenants will also be responsible for any damage caused to the property during the move. At the end of the lease, the tenants agree to notify the owner of the date and time of their move at least 21 days in advance. 11. In the event of any issue (such as water damage, plumbing problems, broken windows, fire, etc.), the tenants must immediately notify both the owner and the building manager. 12. All co-tenants shall be individually and collectively responsible liable for the rent and for the obligations under the lease.
