RENTAL CONDITIONS:
1) All offers are conditional upon a satisfactory credit check, proof of employment, and references to the LESSOR. 2) The first month's rent + applicable taxes is payable to Royal LePage Urbain in trust upon signing the lease (taxes will be deducted from the second month's rent). 3) Proof of tenant insurance (minimum $2M liability coverage) is required prior to key delivery. 4) Short-term rentals (Airbnb, etc.) are prohibited. 5) Non-smoking unit (tobacco and cannabis); no cannabis cultivation permitted. 6) No pets allowed. 7) Replacement fees apply for lost keys/fobs ($50 for building access fob). 8) No modifications to the premises (rooms, curtains, walls, or floors) may be made without prior written consent from the LESSOR. 9) The TENANT and their visitors agree to comply with all co-ownership/building regulations. The TENANT is responsible for any fines charged to the LESSOR during the lease term. 10) The LESSOR agrees to cover moving fees for leases of 12 months or more. In the event of early termination, the TENANT agrees to reimburse all move-in/move-out fees charged by the syndicate. Any damage to the property is the responsibility of the TENANT. At the end of the lease, the TENANT must provide at least 28 days' notice of the date and time of their move-out. 11) The TENANT agrees to maintain a reasonable noise level within the unit and common areas to avoid disturbing neighbors. 12) The TENANT agrees to use the premises in a normal manner. Any damage resulting from misuse or negligence will be the responsibility of the TENANT. The TENANT agrees to return the unit in the same condition as at the start of the lease. 13) In the event of any issue (water damage, plumbing, broken window, fire, etc.), the TENANT must immediately notify the LESSOR and the building manager.
